Three-Level Warehouse Conversion (Earthquake Repair & Restoration), Richmond | Victoria
This three-level warehouse conversion sustained significant structural and surface damage following an earthquake, including cracking of the internal polished concrete floors and staircase, as well as deterioration to external mortar and flashing.
In addition to underpinning the foundations, a tailored solution was developed for the damaged internal flooring. Existing concrete floor cracks were prepared using an 8 mm diamond blade with HEPA vacuum extraction to ensure a clean and dust-free process. Cracks were repaired using the SikaWrap-230 strengthening system, incorporating Sika impregnating and laminating resin for structural reinforcement.
Movement joints were identified via 25 mm-deep by 6 mm-wide saw cuts, and 12 mm angles were installed at all movement joints, room thresholds, and doorways. A 12 mm Almecon overlay concrete screed in selected stone and paste was then hand-trowelled and finished using the Almecon polished concrete process, followed by two coats of penetrating Almecon concrete sealer for durability and surface protection.
As the new overlay raised the finished floor height, compliant steps were constructed at various locations to maintain safe transitions and regulatory conformity.
